Which Johns Manville Models This Applies To

Johns Manville doesn’t manufacture attic air sealing as a standalone consumer product the way they do batts or blown-in fiberglass. Their air sealing materials come embedded in their ComfortTherm batts and integrated into their Spider spray-applied insulation system, and those are the two places Los Angeles homeowners run into compatibility issues with generic knockoff seals.

If you have ComfortTherm batts with the white poly-encapsulated facing, the vapor-retarding edge tabs on that facing are Johns Manville specific. Generic foam sealant doesn’t mate cleanly to those tabs. We stock the correct JM-compatible sealants and foam gaskets, not whatever’s cheapest at the supply house. For Spider systems, the air sealing happens at the perimeter of each stud bay and around every penetration. The material spec there is a low-expansion foam rated for open-cavity application, and using the wrong expansion rate is the most common DIY mistake we see. It bulges the drywall or, worse, cracks around electrical boxes.

Signs Your Johns Manville Attic Air Sealing Is Failing

  • Rooms directly under the attic are 4 to 7 degrees warmer than the rest of the house. The air barrier at the top plate has opened up, usually where the original installer skipped a bay or the sealant has shrunk. We find this most often in homes built between 1998 and 2010 in the Valley, where the original air sealing was done fast and thin.
  • Dust streaks on insulation near recessed lights. Air is moving through the can housing, carrying attic dust down into the living space. The foam ring around the fixture has failed, and the fix is a proper fire-rated cover plus fresh sealing, not just more foam on top.
  • The attic hatch feels warm when you touch it from the living side. The weatherstripping around the access panel has flattened or the panel itself was never insulated. This is a 10-minute fix on its own, but it’s usually a sign the rest of the attic air sealing was done just as casually.
  • Bathroom exhaust fans run but humidity stays high in the winter. The duct connection at the ceiling plane has separated, and moist air is dumping into the attic bay instead of outside. That air sealing failure feeds mold and rots roof decking over time, and it always costs more than sealing it right the first time.
  • You can feel a draft around ceiling electrical boxes. The boxes were never sealed with the proper JM-compatible gasket material, and the air moving through them is attic air. In Los Angeles summer, that’s 130-degree air pushing into your conditioned space every hour the AC runs.

None of these are cosmetic. Each one is a hole in your home’s thermal boundary, and the combined effect is an HVAC system working harder than it was sized for.

Replacement Cost & What’s Included
