Owens Corning Attic Air Sealing Nationwide

Owens Corning Attic Air Sealing: The Los Angeles Owner’s Guide

We stock and install Owens Corning attic air sealing materials across Los Angeles, with most jobs running $450 to $1,100 depending on attic square footage and how many penetrations need sealing. If you’ve got a leaky attic that’s driving your AC bill through the roof between June and October, we can usually get a crew out same week, often same day. Most homeowners discover their air sealing has failed when they notice a musty smell upstairs, see daylight poking through gaps around ceiling fixtures, or feel warm air pushing down from the attic hatch on a hot afternoon.

Here’s the thing about air sealing in Los Angeles: our attics aren’t like attics in Minnesota or Ohio. We’re fighting heat, not cold. A properly sealed Owens Corning assembly keeps that 140-degree attic air from bleeding into your living space. When the sealing fails, your AC works harder, your upstairs rooms never quite cool down, and you start finding fine dust settling on everything. That’s the part nobody talks about: failed air sealing is a dust conveyor belt from your attic into your lungs.

Which Owens Corning Models This Applies To

Attic air sealing isn’t a single part with a model number like a furnace or a water heater. It’s a system of Owens Corning materials: foam sealants, caulks, gaskets, and the proprietary attic stair covers and hatch treatments Owens Corning sells through their EnergyComplete line. The compatibility question is really about what insulation you already have and what type of attic assembly you’re working with.

If you’ve got Owens Corning fiberglass batts, blown-in fiberglass (AttiCat system), or their LooseFill insulation, the air sealing approach works the same way: seal the thermal boundary first, then insulation sits on top of it. The gotcha we see regularly in Los Angeles homes built before 1980 is recessed can lights. Older recessed cans can’t be sealed directly against with spray foam unless they’re IC-rated. If they’re not IC-rated, you need a rated cover box or you need to swap the fixture. We figure that out before we touch anything, because sealing around a non-IC can with foam is a fire hazard, full stop.

OEM vs aftermarket: for most air sealing, the material matters less than the material’s rated temperature range and fire safety classification. We use Owens Corning’s specified sealants where the assembly calls for them, but there are quality foam and caulk equivalents that perform identically at a lower price. We’ll tell you which is which and what the price difference actually buys you. Where we don’t compromise is on anything that touches the thermal envelope directly: that stays Owens Corning or a spec-equivalent that we’ve tested over years of installs. We also stock Reflectix radiant barrier material for the radiant-heat side of Los Angeles attics, which is a different problem than air sealing but often gets bundled in the same job.

Signs Your Owens Corning Attic Air Sealing Is Failing

  • Upstairs rooms run 8 to 12 degrees warmer than downstairs. That’s not an HVAC balancing issue, that’s stack effect. Heated attic air is finding a path down through unsealed penetrations around plumbing stacks, wiring chases, and interior walls.
  • Dust accumulates on ceiling fan blades within two weeks of cleaning. Your attic is dosing your living space with fine particulate every time the AC cycles on and the house depressurizes. It’s not normal dust from outside. It’s attic dust.
  • You can feel a draft around the attic hatch or pull-down stairs. That’s the single biggest air leak in most Los Angeles homes. Even a quarter-inch gap around a 22″ x 54″ hatch moves serious air volume.
  • Your insulation looks dark or matted in spots. Air moving through fiberglass acts like a filter. Dark stains in the insulation are trapped dust, which means air is moving through it, which means air sealing has failed under the insulation.
  • Bathroom vents and kitchen hoods don’t draft properly. When the attic is too tightly coupled to the living space, exhaust fans can’t develop enough pressure differential to move air out. You get humidity buildup and lingering odors upstairs.

Replacement Cost & What’s Included

In Los Angeles, a complete Owens Corning attic air sealing job typically runs $450 to $1,100 for the average 1,200 to 1,800 square foot attic. Smaller attics with minimal penetrations can come in around $350. Larger attics with multiple bathrooms, recessed lights, and tricky framing can push toward $1,400.

What drives the range: number of penetrations (recessed lights are the big one, at $25 to $45 each depending on what’s required), attic hatch treatment (a proper insulated cover runs $120 to $200 installed), whether old insulation needs to be pulled back to access sealing points, and whether we’re also sealing around duct boots and flue penetrations. You get a written price before work starts, line by line. The workmanship is covered by our 365-Day Done Right Promise: if the sealing fails within a year, we fix it free. That’s in writing, every job, no fine print.

DIY or Call Us?

You can safely do a visual inspection: check the attic hatch for gaps, look for daylight around plumbing vents, and note any recessed lights you can see. What you shouldn’t DIY is the sealing itself. Spray foam in a 140-degree crawlspace requires respirator protection, the right foam formulation for the temperature, and a working knowledge of fire-rated assemblies. Get it wrong around a flue or an electrical box and you’ve created a condition worse than the leak you started with.
